According to the National Association of Home Builders, the U.S. housing market appears to have bottomed out and is projected to return to normal levels by 2012. Coming off an historical low of 555,000 total starts in 2009, housing production should rebound by about 25% this year to 700,000 units. An annual average of 1.8 million housing starts per year will be needed over the next 10 years to satisfy U.S. housing needs and 2010 starts are not likely to provide even half of what is needed. The inventory supply pipeline for hardwoods has fallen to critically low levels. With the list of items in short supply growing weekly and sawmills unable or unwilling to increase production, it will be an interesting next 120 days. The low kiln-dried supplies have pushed prices higher for most Appalachian hardwood species. Ever-tightening supplies of red oak have caused producers to raise prices in all grades.
